Our Top 5 Dont's for Issuing Bids

1.      Get started on the right foot! Do not knowingly send out incomplete construction plans.  This will only extend the process, create and opportunity for the submission of inaccurate pricing and change orders. 



2.      Don't select random Contractors to bid.  The selection of companies invited to bid should be suited to the project by experience.  This ensures competitive pricing and the best options for awarding the job.

3.      Don't give General Contractors a week to come back with accurate costs!  The GC must send all the info to subs and vendors, who must review the project with suppliers.  Then back through the sub and returned to the GC who must review, vet, negotiate and create a proposal with. Whew!  Allow time for this important process or the bids will have too many allowances for a solid, reliable budget.

4.      Don't assume the Contractors will visit the site  to generate their proposals.  Set a site meeting with the Bidders as part of the RFP requirements.  This is a great opportunity to see who is serious about your project.

5.      Finally do not award the project on a single factor like the "lowest bidder".  Review each proposal and interview the Contractors:  Schedule, General Conditions, Availability, Quality Assurance and References; make sure you are comparing apples to apples!
